2022 September Minutes

BUENA VISTA LAKES MAINTENANCE ASSOCIATION, INC. DATE: September 12, 2022

The Board of Directors of Buena Vista Lakes Maintenance Association met on Monday September 12, 2022 at 7pm with the meeting called to order by President Ned Plunk. Larry Wilson offered the prayer.

A roll call of board members was requested with Ned Plunk, Vicki Moore, Kim Wood, Nathan Naramore, Chris Vanelli, Joel Bales, Larry Wilson, Kyle Cornish and Leigh Cornish present. Members absent were Melanie Turner, Moriah Mozingo, Kevin Cooper and Barbara Campbell. A Quorum was established.

Association members present were: Kathy Fink and Janice Burchett A Benevolence Collection was taken up.

MINUTES: The Minutes of the Monthly Meeting Minutes of August 1, 2022 were read and approved as read. The minuted of the Special Called Meeting of August 16, 2022 were read and approved.

FINANCIAL REPORTS: The Monthly Financial Statement of September 10, 2022, as sent on September 12, 2022
was reviewed. Joel Bales had a question about a voided check and requested explanation of the two separate accounts; one account is our General Ledger and one is the Lakes & Dams Account. Motion was made and seconded to accept the financial report, and passed with a unanimous vote.

Finance:

Moriah Mozingo was absent but emailed a report.

Neighborhood Watch:

Kim Wood had nothing new to report.

Recreation (Pool, Ballfield & Playground):

Larry Wilson reported that he has some plumbing issues to repair, the pool furniture needs to be moved to storage and the pool will hopefully be covered before the October meeting, possibly September 25.

Clubhouse:

Vicki Moore reported a few upcoming rentals between now and the end of the year. We still need to consider a new AC unit since the current unit keeps tripping out. This could possibly be due to “high head pressure”. We will have no recourse for repairs with the need to control AC stability. We have ha $1000 in clubhouse rentals and we received a $1000 donation from the Ladies Club towards the repairs.

Orange Book

Melanie Turner was absent; Kyle Jones questioned Standing Rule 17 at the Community Q&A to make sure it was not deleted without a full vote of the community. The Board is not sure this is required?

Beautification:

Leigh Cornish had no report.

Building Permits

Chris Vanelli reported a permit from Kyle Jones for a chicken coop with no foundation. It was moved and seconded to table this until after a lawsuit settlement.

Greeter

Barbara Campbell was absent.

Mowing & Grounds

Kyle Cornish had a question from the mowers if we can cut the levees all to one height – answer is no, due to potential for erosion. We need to keep as much grass as we can on all levees.

Maintenance: Lakes & Dams:

Joel Bales and Nathan Naramore reported that they will work on removing the abandoned boat on Bob White at the common property near Mrs. Spicer. As a community concern from our recent community Q&A addressing removing old piers and locations of new piers needs to be considered. Code now requires new piers to have rails. The Rain Cloud boat ramp does not have rails as it is not a pier, but used to launch boats. Some residents prefer piers to be left in locations with shade despite the shallow water. Community members are reminded to please come to the monthly meetings and express your opinions – the Board NEEDS your input.
Ladies Club:

*. Kathy Fink reported on a wonderful September Potluck Dinner with Bingo. The Ladies Club will sponsor Trunk Treat for Halloween. The Ladies Club requested permission to have the dead tree cut down and removed that is

Located behind the rental sheds. Motion was made and seconded to allow the Ladies Club to have the tree removed. The possibility of monthly Bingo was mentioned if the community is interested.

Old Business:

Vicki Moore would like to add $50 into the 2023 budget for the Secretary position, to begin in January 2023.

New Business:

* Joel Bales mentioned the semi truck on Black Hawk, and the red and white RV parked in the back yard on Black Hawk. It appears to be a 1960s style trailer – is it used as a storage shed? Is this allowed?

*. The question of ATVs on the roadways was raised. They are not legal on county roads, and there is much speeding By underage drivers. Question was raised if we could become a “golf cart community”. We could ask County Supervisor Michael Lee? There is nothing defined as “street legal” any more because there are no vehicle Inspections. All drivers need to be licensed.

  • *  It was mentioned that trees on Thunderbird North in the big curve had been cut back from request online.
  • *  Janice Burchett gave a brief update about the upcoming voting procedures for the Annual Meeting and reminded The Board that everything is done by lot number rather than by last name.
