May 3, 2021
The Board of Directors of Buena Vista Lakes Maintenance Association met May 3, 2021; at 7:00 p.m. Ned Plunk called
the meeting to order and Larry Wilson led the assembly in prayer.
A roll call of board members was requested. Present were: Ned Plunk, Teri Rowell, Richard Gatlin, Kimberly Wood,
Kim Weeks, Larry Wilson, Vicki Moore, Barbara Campbell, Alex Waugh, and Secretary-treasurer Christy Chavez. A
quorum was established.
Association members present were: Kathy Fink, Steve Pionk, and Janice Burchette.
MINUTES: The Minutes of the Monthly Meeting of April 5, 2021, were reviewed by the directors. A motion was made
to accept the minutes, seconded, and passed unanimously.
FINANCIAL REPORTS: The Monthly Financial Statement of April was reviewed. The motion was made to accept
the financials with no changes. The motion was seconded and passed unanimously.
Finance:
Ms. Rowell reported that service on lot 36 is in process.
A current BVL resident made contact with Ms. Rowell requesting the discharge of some of the HOA late
fees. Ms. Rowell informed the resident that the BVL Board does not discharge owed fees.
Mr. Plunk requested that all budgets be turned in at the June board meeting.
Neighborhood Watch:
Mr. Gatlin had nothing new to report.
Ms. Wood updated the board on the theft of a four-wheeler and gave an update on the vehicle with loud pipes
reporting that the pipes are in the process of being repaired.
Residents are reminded to take video and/or picture proof when an unlawful act is taking place.

Recreation (Pool, Ballfield & Playground):
Mr. Wilson reported that the pool cover will be coming off within the next couple of weeks.
Clubhouse:
Mr. Plunk emailed his report as follows:
Two rentals in April, the concrete bench out front was glued down for safety purposes, and a parking lot
bumper was secured.
Three bids were received for the installation of the security system
o Amerione security. 1,165
o Matheson. 2,550
o Final touch. 1,305
Ms. Moore made the motion that Final Touch install the security system at a cost of $1,305. Mr. Gatlin
seconded the motion. The motion passed 8-0.Orange Book
Ms. Plunk emailed her report as follows:
Per Orange Book, the BVL Board is to consist of 13 Board Members. Since the Board is still short one
board member the Board should continue to try to fill the position.
Mr. Ned Plunk asked if there were any residents that would like to serve on the board, Ms. Kim Weeks
volunteered to serve. The motion was made, seconded and passed unanimously to have Ms. Weeks serve on
the 2021 BVL board.
Ms. Plunk reported that per Orange Book, the Board President will select a committee in July to form a slate
of officers for election at the October Annual Meeting. Since there was no Annual Meeting last year, and
since it is so difficult to get people to serve on the Board, Ms. Plunk suggested that the committee be formed
as soon as possible and definitely before July.
Vickie Moore, Kim Wood, and Larry Moore agreed to serve on the Nomination Committee.
Communications
The new HOA Facebook page is up and operational. Many thanks to Kim and to Larry Wilson, and to Alex
for helping pull it all together.
The first presentation of simple facts regarding the Board and the community was made to the BVL Ladies
Club at their April meeting. Ann, Vicky Moore, Larry Moore, and Ned Plunk were present to make the
presentation and answer any questions. Ms. Plunk advised that the next presentation date and time be set for
sooner rather than later and that meetings be held at least monthly for May and June, and twice monthly for
July and August to prepare the community for the Annual Meeting.
Beautification:
Ms. Rowell and Kim Wood reported sending out 45 violation letters.
Ms. Rowell reported speaking with Bennie Hopkins regarding the 18 wheeler and is in the process of
investigating the matter as the individual is currently defying a court ordered judgement. Mr. Hopkins is also
in the process of taking action on the property on Red Fox Cove.

Ms. Moore had no new requests.
Greeter
Ms. Campbell reported visiting with one new resident.
Mowing & Grounds
No report.
Maintenance: Lakes & Dams:
Mr. Waugh reported some shifting rock and holes in need of repair.
Mr. Shifflett reported:
Holes being drilled to redirect water
There are some issues beginning to show up on #4 and is being monitored.
Culverts and limbs were cleaned from #1
Number #3 and #4 are in need more spraying
Fire ant mounds were treated Water levels were monitored due to all the rain
Followed up on a report of dispersive soil
Spoke with a resident regarding a pipe in his backyard that shoots out water when it rains
Mr. Shifflett reminded the board that whatever the state requires of spillways #1 and #2 should also
be required and done on #3 and #4 to protect BVL property values.
Ladies Club:
Ms. Fink thanked everyone for their help with the Easter Festivities.
The motion was made and seconded to adjourn the meeting at 8:51 p.m.
