MAINTENANCE ASSOCIATION, INC.

The Board of Directors of Buena Vista Lakes Maintenance Association met Monday January 9, 2023
at the clubhouse. President Ned Plunk called the meeting to order at 7pm. Nathan Naramore led the
group in prayer.
A roll call of board members was requested, with Ned Plunk, Vicki Moore, Nathan Naramore, Janice
Burchett, Joel Bales, Leigh Cornish, Kyle Cornish, Kim Wood and Jackie Hodges present. Melanie
Turner was absent. A quorum is established.
Association members present were: Kathy Fink and Dennis Fink.
The Benevolence Fund stands at $854, with $50 given to Misty Oyler for clothing for a child. The
hat was passed for collections to be added to the fund.
At this time, a discussion of new board members was conducted for the three vacant board positions.
These three positions are board appointed and board elected as per our Orange Book bylaws and will
be held until the next Annual Meeting in October 2023. Kathy Fink was nominated and seconded
and unanimously approved. Chris Humphreys has also been approached about joining the board but
was not in attendance and so could not be approved. Therefore two vacancies still remain to be
filled.
MINUTES: The Minutes of the Monthly Meeting Minutes of November 7, 2022 were read and
approved. There are no minutes for December 12, 2022 due to lack of quorum in December with no
business able to be conducted.
FINANCIAL REPORTS: The Monthly Financial Statement of November 30, 2022 was reviewed.
The motion was made to accept the financials with no changes. The motion was seconded and
passed unanimously. The December Financial Statement will be available after January 10, 2023.
Finance:
• Finance report as follows: In the absence of a Financial Director, mention was made of
wristbands for 2023. Motion was made and seconded to order wristbands. Ann Plunk
will order.
Neighborhood Watch:
• Neighborhood Watch report by Kim Wood as follows: It was a slower month, with three
extra patrols.
Recreation (Pool, Ball field & Playground):
• Recreation report by Jackie Hodges as follows: The leaves need to be cleaned off the
pool cover, and Jackie will get with the previous director Larry Wilson to obtain the
keys. A brief discussion ensued concerning the potential for filling in the old swimming
lake behind the clubhouse. As per Dennis Fink, a master plan during the presidency of
Dale Wardlow envisioned turned that location into an amphitheater. Questions included
whether it is hooked into a pump system, could we ask developers to dump their excess
dirt into it, could we dredge the coves and use the sludge to fill it in.
Clubhouse:
• Clubhouse report by Vicki Moore as follows: Two rentals over Christmas with three
already upcoming for this year. No complaints. Vicki did wash the walls with bleach to
address the continuing mildew issue. Questions continue as to who to call for a final
opinion on an ultimate solution on the root cause – roofer? ServePro? RedeemersGroup? Per Kathy Fink, Redeemers Group will do a free estimate. Will Entergy do an
energy audit to see if the building is “too tight”? Vicki will investigate.
Orange Book
• Orange Book report as follows: No report due to the absence of Melanie Turner and the
ongoing lawsuit.
Beautification:
• Beautification report as follows: No chair person. It is noted that there is a tree down on
the community property at the foot of Dam #1. Since this is not mowing season, action
is deferred to warmer and drier weather for cleanup.
Building Permits
• Building Permits report by Leigh Cornish as follows: No new permit requests.
Greeter
• Greeter report by Janice Burchett as follows: Janice visited with Eileen Roberson who is
also her new next door neighbor. She works from home and has received the old Orange
Book.
Mowing & Grounds
• Mowing & Grounds report by Kyle Cornish as follows: Kyle will follow up on the
downed tree near Dam #1 spillway.
Maintenance: Lakes & Dams:
• Lakes & Dams report by Joel Bales and Nathan Naramore as follows: We have gone
from extremely low water levels to high water levels overflowing all spillways.
Homeowner Krista Millican still requests that the HOA repair her seawall on Bob White
and says she has a professional survey to prove it is HOA responsibility. She has not yet
turned in this survey. Culverts in the area do get clogged, and can cause excess run off,
and need to be reported to DeSoto County. Joel mentioned yards and yards of cable left
hanging from various telephone poles that no one will claim responsibility for. Comcast
blames Entergy and Entergy blames Comcast, etc.
Ladies Club Report: Kathy Fink updated the board regarding Christmas activities last month,
including decorations, potluck dinner, Bingo, etc. The Ladies Club will meet tomorrow and elect
officers/plan 2023 activities.
Old Business
President Ned Plunk gave an update on the ongoing lawsuit and appeal. There has been
a delay from the court reporter in providing transcripts to our attorney but the appeal has been filed.
There being no new business other than a brief discussion of the color for new wristbands, the motion
was made to adjourn at 755pm. Motion seconded and passed unanimously.
