The Board of Directors of Buena Vista Lakes Maintenance Association met at 7:02 pm at the clubhouse and was called to order by President Caleb Hodges.
A roll call of board members was requested. Members present included Caleb Hodges (President, Mowing), Kiley Brougham (Clubhouse), Joel Bales (Neighborhood watch), Charles Camarato (Permits), Teri Rowell (VP, Finance & OB), Carla Tartera (Beautification, Acting Secretary). Absent: Kevin Cooper (L&D), Amy King (Welcome Committee), Sommer Albright (Recreation)
Property Owners/Guests in attendance: Stewart, Clayton, Lance Mansfield (Guest)
Benevolence Collection was done. New Total: $832 ($10 collected)
MINUTES: The Minutes of the Monthly Meeting Minutes of January were reviewed and approved with changes updated to benevolence. Kiley motion, Carla 2nd. Unanimous.
FINANCE: The Monthly Financial Statement of December 2025 via EZR management company was discussed. Operating $29K, MM $44k, Collections $22k. Teri Motion to move to accept. Kiley 2nd. Unanimous. Directors responsible for checking monthly financial reports via EZR portal. Homeowners have access to the monthly financials via the EZR portal.
Neighborhood Watch

Recreation (Pool, Ballfield & Playground):
No report, but Ann did mention that the Ladies club is interested in donating toddler playground equipment.
Clubhouse
No rentals for January. Need to fix the railing at the back door. – Kiley/Teri is looking for another contractor to fix the ceiling/bathroom hall repairs. 2800 in account. The back light was repaired for $30.
Orange Book
Recorded 102 and 103. Letter emailed to everyone about the mailout protective covenant ballot – can be mailed out, has to be in letter. Orange Book proof needed, notice/summary and form letter discussion. Teri suggests a special meeting for OB bylaw vote, but for protective covenant, propose mail out ballot to all property owners – no in person vote, make deadline date after special meeting. Teri has sent the rental letter for review in emails, voted to determine the cost of the certified letter if under $200. 407/OMG property sold. Beautification:
No update. Carla reached out to EZR regarding concerns sent to email.
Building Permits
Permit process in the works for home addition at 407. Fence 8701, Carla to close out the dog pen work order on EZR. Charles to join by phone going forward.

Unfinished Business (15 – 20 min)
- Docks – staining 2nd round, removal
- No Parking on Grass signage for levees / Levee parking, need to order – L&D
- Lot 102 & 103 – Caleb to get original for county records recording.
- Neighborhood Watch revitalization – Amy gave info to Joel we will remove in the next report/ remove.
- Clubhouse Wifi – 1.2k per year, table until clubhouse bathroom repairs done (KB) – discussed benefits of more flexible avails for community and directors.
- Clubhouse ceiling/bathroom repairs. Use operating funds to repair, will use left over funds from mowing (1 cut $1700 ish) – looking for additional funds in the budget.
- Clubhouse HVAC – (KB) – split units for humidity remediation (Sommer quoted)
- Clubhouse Mice – block holes, stop access from outside – exterminator found hole. Table for volunteers.
- Residence Running businesses in BVL, car restoration. Turned into Benny Hopkins. Send violations to buenavistalakeshernandoms@gmail.com for county reporting. Joel talked to Benny and will follow up in writing to resolve for them to enforce county law.
- Golf Cart Community – Unanimous vote by County supervisors, next legislature meeting January
- Julie Bales spearheaded the petition and Ann Plunk reports Robert Foster spoke up for the Golf Cart community in BVL, Tuggle supported as well. Since this is a neighbor let project Ann and Julie request that members stay informed and reach out to McLendon (pending election results) to ensure support in January
- Third Rental Violation letter approved and sending letter certified
- Clubhouse structure issues. Table.
- Guard Shack / Shed damage – Charles working on this ok to spend $250 to buy new case for panel,Carla sent electrician info, no insurance claim
- Entergy Street lights – Kevin investigating, Teri confirms the cost with Entergy $158 monthly. $30/40 per month.
- Dilapidated boat removals, options, penalties. (Kevin)
- Special OB meeting date discussion, suggested annual meeting. Covenant ballot date discussed, 60 days from when the letter is mailed.
- Volunteer Release, Teri to check with EZR
- Reactivate swimming hole
New Business (20 minutes)
- Community Concerts – Speeders and police report filed. 890 Thunderbird.
